Seagram Building: $200+/SF and the Case for Naming Your Asset

The Seagram Building at 375 Park Avenue commands over $200 per square foot — a figure that places it among the highest-achieving office assets in Manhattan. Built in 1958 and renovated in 2022, the building demonstrates how a combination of architectural pedigree, Midtown East positioning, and a deliberate identity strategy compounds value over time. The name matters. In a market where most buildings are reduced to their address, the Seagram Building carries cultural and commercial weight that a street number cannot replicate. That distinctiveness makes it harder for tenants to commoditize, harder for brokers to substitute, and harder for the asset to be absorbed into the noise of the broader market. The 2022 renovation brought the physical product in line with what the name already promised.

Trophy is a branding and marketing agency for NYC office buildings. We work with landlords and ownership groups to build the leasing brand — the positioning, the visual identity, the story that makes a building worth what it's asking. $100 Foot Club is Or's field notes on the buildings already there. trophy.inc

Welcome to the $100 Foot Club, the series where we check out New York's top office buildings.

I'm Or Lev-Cohen, founder of Trophy, and the building behind me needs no introduction.

It's obviously the Seagram Building, 375 Park, and I want to talk about the name for a second

because I think having a name for a building makes so much sense. You want to be recognizable,

you want to be unique, you want to be harder to walk away from. And sure, it might not cash in

the first second, but over time it's going to make the building something different from all

the buildings that only have the address listed. So Seagram Building, built in 1958, renovated

recently in 2022. They've done a great job, and thanks to that and the amazing location,

obviously, they've been able to achieve rents of over $200 per foot, which spans them in our

prestigious club. So this is the $100 Foot Club, I'm Or Lev-Cohen, and I'll catch you on the next one.
