GM Building: $200+/SF and What the Address Delivers

The GM Building commands over $200 per square foot — one of the highest achieved rents in New York City. Completed in 1968 and substantially renovated in 2019, the tower sits at 767 Fifth Avenue on the southeast corner of Central Park, a location with no functional equivalent in Manhattan. That intersection of Midtown and the park edge draws tenants for whom address is a core business signal: financial firms, private equity, and professional services with clients who notice where you sit. The 2019 capital program updated the base building to compete with newer product, allowing ownership to hold pricing that other Midtown buildings cannot approach. When a building combines an irreplaceable site, a modernized physical plant, and the right tenant archetype, the rent ceiling moves well above the market.

Trophy is a branding and marketing agency for NYC office buildings. We work with landlords and ownership groups to build the leasing brand — the positioning, the visual identity, the story that makes a building worth what it's asking. $100 Foot Club is Or's field notes on the buildings already there. trophy.inc
